Land Title Surveys are a specific class of survey used by title insurance companies when they are asked to insure the title to land. For a survey of real property an the plat of survey to be acceptable to the title insurance company for purpose of insuring title, certain specific and pertinent information need to be shown on the surveys.
STAKED PLATS OF SURVEY - BOUNDARY SURVEYS
A staked plat of survey or boundary survey is a plat of survey depicting the exact location of the corners of the lot and the improvements within the property lines. The lot itself has physical markers (i.e. stakes, pipes, lathe) that mark the boundaries of that property. Boundary surveys are often used for resolving lot line disputes. They are also used to determine the exact acreage or square feet, impacting the sales price for the property.
The purpose of ordering a staked plat of survey may also generate other related services, such as: an ALTA/ACSM survey if you requested the optional extended coverage; an elevation certificate in order to obtain flood insurance or a flood zone determination on the face of the survey, or to avoid the unnecessary cost of obtaining flood insurance.

RESIDENTIAL SITE DEVELOPMENT PLANS
Residential Site Development Plans place the proposed residential building(s), and any detached garages or related outbuildings, often reflected in architectural plans, onto the vacant (or to be vacant) lot survey or topographical survey. Many facets make up the fundamental fibers of a land plan. The planner must consider lot sizes and shapes, structure setbacks from property lines, elevations and grades, existing soil conditions, location of underground utilities and roads, storm water runoff issues, prospective end users ages and income levels, expected family sizes, vehicle access and storage, surrounding amenities, schools, churches, shopping, public transportation and much more. Often, the goal of a well-executed residential land plan is to achieve maximum desired density while providing the best possible quality of life for the intended end users. The environment must achieve the best possible “feel”.
The civil engineer’s involvement in land planning is quite logical. The land planner and civil engineer often work on overlapping issues, including but not limited to soil conditions, wetland area, sanitary and storm sewer requirements, roadway layout, street lighting and green-space aesthetics.
