PLATS OF ANNEXATION

A Plat of Annexation is utilized when a property is presently unincorporated, not part of a city, town or village, and the owner of the property desires that property to be included within the boundaries of the city, town or village. The Plat is prepared and after approval by the city, town or village, placed of record (i.e. recorded), giving notice of the annexation. Landmark can provide the Plat and also appear at hearings on behalf of the property owner


PLAT OF CONSOLIDATION OR VACATION SURVEYS

A Plat of Consolidation is the creation of a single parcel or lot out of two or more lots. The net result is a reduction in the total number of lots. This is most often used to make a single larger lot that will allow the owner to construct improvements that would have otherwise crossed the existing boundary between the parcels.

A Plat of Vacation reverses the use of publicly dedicated roadways or alleys or easements. These Plats are usually the visual exhibit attached to the legal documentation that verbally describes the intended purposes being set forth.

With a Plat of Consolidation or Vacation, other related services may include: a topographic or as-built survey to locate existing improvements and features on or near the property; an ALTA/ACSM survey for an extended title policy or a proposed transaction; environmental mapping to locate trees, wetlands and sensitive areas; a boundary survey to establish the limits of the land to be developed; zoning change applications and processing or land planning and processing of the development application.



PLAT OF EASEMENT

A Plat of Easement is a map that indicates the existing locations of or creates various easements that affect or impact the subject property. Examples of such easements may be for utilities, ingress and egress to an adjoining property, maintenance for structures on the property or some other specified purpose. It is placed of record (recorded) giving notice of the easement(s). Landmark has provided these Plats on behalf of the owner and for facilitation of the placement of utilities on the property.


PLAT OF SUBDIVISION SURVEYS

A Plat of Subdivision Survey is used when a certain parcel of land is subdivided to create multiple parcels of land. The subdivision of the property may also include engineering design, environmental issues and land planning. Land planning includes the interpretation and application of local zoning and development ordinances. Through the land planning process lot and parcel sizes and configurations are determined. The surveyor may also assist the client in processing the subdivision by completing the necessary forms, attending meetings on the client's behalf and coordinating the other professionals necessary for completing the project.

Often, the development of a subdivision involves other surveying and civil engineering services. For example, they may include a topographic or as-built survey to locate existing improvements and features on or near the property, an ALTA/ACSM survey for an extended title policy or a proposed transaction, environmental mapping to locate trees, wetlands and sensitive areas, a boundary survey to establish the limits of the land to be developed, zoning change applications and processing or land planning and processing of the development application.
